Where we are
The office is on Stephens Rd between 9 Mile and 10 Mile, a short way west of Hoover Road. It is the oldest part of Warren: in our ZIP code the median home was built in 1962, and nearly half of the houses predate 1960. That shapes the work. We spend a lot of time with galvanized supply pipe, cast iron stacks, old floor drains and sewer laterals that have had roots working on them for decades.

How we work
We find out what is actually wrong before talking about fixes. That means asking where the water is, which fixtures are affected and how long it has been happening, then testing: pressure readings, a look at the meter, a camera in the line when a sewer problem keeps coming back. You hear what we found in plain terms, along with what changes the cost, before work begins.
We pay attention to the rules that come with the work. Warren requires permits for water heaters, sump pumps, gas piping and plumbing alterations, and some jobs need an inspection before walls close up. We tell you when that applies.

Who calls us
Homeowners across Warren, from the 1940s houses near 8 Mile to the 1970s colonials up by 14 Mile. Landlords and property managers who need turnovers done and tenant calls handled. Restaurants, shops and light industrial buildings on Van Dyke, Mound, Hoover and the mile roads. And people in Center Line, Sterling Heights, Roseville, Madison Heights and the other cities on our areas we serve list.

The houses behind most of our calls
Census figures put the median Warren home at 1965, and roughly three in four went up between 1950 and 1979. North of 12 Mile the ZIP codes run to 1960s and 1970s builds, mostly owner-occupied. South of I-696 the stock is older and more of it is rented. That spread tells us what to expect before we arrive: galvanized supply lines rusting shut in the older blocks, cast iron stacks and clay or cast iron laterals near the end of their life, and original water heaters and fixtures due for planned replacement farther north.
The rules plumbing work follows in Michigan
Michigan works from the 2021 Michigan Plumbing Code, in effect since March 12, 2024. LARA’s Bureau of Construction Codes licenses journey plumbers, master plumbers and plumbing contractors, and anyone can look up a license through LARA’s license verification page. In Warren, the Division of Buildings and Safety Engineering at One City Square issues permits for water heaters, sump pumps and plumbing alterations, and we tell customers up front when a job needs one.
